This experience is built up over 25 years in property and gives us full understanding of the process of land sales, deal structures and the importance of getting it right first time.
We can bring a client to the table if an off market sale is appropriate and in a lot of cases this may be the best way to handle matters. There may be sensitivity in terms of planning and /or other matters and you do not want several parties walking over your land and obviously considering development on a site which raises concerns from 3rd parties.
This is the ‘quietly quietly’ approach where our client will carry out initial investigations and revert with an offer for the land. If this is at your level of aspirations then we can proceed and satisfy you that our client has funding . This is a shortened version of course of proceedings as these deliberations take time. You may have had offers already from the past and that is good as you will have seen how others operate and you wil have a background knowledge of the site issues.
However, if you wish to market your site ( Your site may have planning permission or it has lapsed ) then as land development experts we will guide you through the selling process as follows :-
Explain the development process, Town Planning timescales & comment on obvious issues such as flood risk, access issues and ground conditions which are the common initial boxes to be ticked .
We recommend getting a review of your title to ensure there are no conditions adversely affecting the sale down the track & also take tax advice early on.
For example, land may have strategic potential and may well require promotion through the Planning process and if the Planning cycle is just beginning, it could be great timing as the Council could be putting out a ‘Call for Sites’ shortly but it is not always this way ! You can check the Local Bourough Council web site to ascertain where the Council is with the evolution of the Local Development Plan. There may be other issues such as access to be resolved also firstly before the client outlays fees on planning / technical matters (see our Blog Section).
Our Town Planning & technical colleagues will provide an initial Planning assessment & technical overview of your land highlighting issues such as access and sightlines and ground / mining conditions.
Provide an indication of the likely potential purchasers and the type of development best suited to the site.
For example , it may be that your site has potential for retirement housing which will produce different traffic patterns and appease the Local Authority and locals and result in an easier route to Planning Permission.
Carry out an initial development appraisal and provide a view on achievable price to ascertain if your own aspirations are achievable.
Agree the appropriate marketing campaign.
Provide advice on financial offers received.
Our fee is based on the selling price of the land which is payable on sale.
